CHALLENGE

A commercial HVAC system equipped with high-efficiency gas boilers was experiencing various water quality issues that were negatively affecting both the system's performance and reliability.

The facility faced several operational risks:

  • Prevention of corrosion in boilers and piping

Preventing Corrosion in Boilers and Pipes

  • Reduction of sludge and deposits

Reduction of sludge formation and deposits

Operational Risks

  • Excessive hardness of the makeup water. This led to scale buildup and a loss of efficiency.
  • High pH levels in the system. This caused corrosion of the aluminum boiler block.
  • The presence of oxygen in the circuit. This accelerated corrosion and chemical instability.
  • Anaerobic bacterial activity. This increased the risk of localized corrosion.
  • Formation of sludge and deposits. This reduces heat transfer and may damage the system.

Additional prerequisites

  • Long-term protection of HVAC components made of various metals.
  • Stable and controlled water chemistry.
  • Preventing recurring maintenance problems.
  • Improved operational efficiency and a longer service life for the system.

3-LED SOLUTION

1. CORROSION PROTECTION

Product

WVT Plus 2208

A comprehensive corrosion inhibitor for closed HVAC systems.

  • Protects all metals, including aluminum.
  • Prevents corrosion and sludge buildup.
  • Stabilizes the system's water quality.
  • Compatible with systems that contain different types of metal.
  • Improves long-term operational stability.

2. BIOLOGICAL CONTROL

Product

Acticide MV

Designed to eliminate microbiological contamination and anaerobic activity.

  • Eliminates aerobic and anaerobic bacteria.
  • Prevents biological contamination.
  • Reduces microbiologically influenced corrosion (MIC).
  • Has a long-lasting effect.

3. CONDITIONING OF THE PROCESS WATER

In addition to the chemical treatment, process optimizations were also implemented:

  • Use of softened replenishment water (5–7 °fH).
  • Removal of oxygen through venting and degassing.
  • Adjustment and stabilization of the pH to approximately 8.

Thanks to the combination of advanced corrosion protection, biological control, and optimized water treatment, the HVAC system achieved stable water quality, improved system efficiency, and long-term protection of critical system components.

Results

  • Stable and controlled water quality: The system maintained balanced and chemically stable water quality over the long term.
  • Elimination of active corrosion problems: metal surfaces and sensitive aluminum components remained protected against further corrosion.
  • Significant reduction in sludge and scale buildup: cleaner pipes and heat exchangers improved circulation and reduced the buildup of contaminants.
  • Improved heat transfer performance: thanks to cleaner internal surfaces and fewer insulating deposits, the system operated more efficiently.
  • Improved efficiency of the HVAC system: lower energy losses contributed to better operational performance and energy savings.
  • Extended service life of boilers and piping: reduced chemical and mechanical stress helped preserve critical system components for longer.
  • Less maintenance and lower operating costs: fewer corrective actions and system cleanings resulted in lower total maintenance costs.
